Danarch Planning and Design Services
Sectors — Auctioneers

Help your buyers see what's possible.

A partnership built for estate agents. When a buyer can't picture what a property could become, the sale stalls. We give your buyers a free, expert view of the potential, and you get a faster, smoother sale.

The hesitation that kills a sale

Every auctioneer knows the moment. A buyer walks a property, likes it, but doesn't love it. It's almost right. It needs an extension, or an open-plan kitchen, or a side return, or a bit of reconfiguration. The buyer says they'll think about it, and they leave. A lot of those buyers never come back. Not because the property was wrong, but because thinking about it on their own, with no expert input, means imagining the worst. They picture cost, hassle, planning refusals and stress, and they talk themselves out of it. That hesitation, multiplied across a year of viewings, is a real cost to an estate agency. It's stalled sales, longer times on the market, and price drops that didn't need to happen.

How the partnership works

The idea is simple. When you have a buyer hesitating over a property's potential, you refer them to Danarch. We visit the property, walk it with the buyer, and give them an honest, expert read on what it could become, what that would realistically cost, and whether planning permission is likely. Suddenly the buyer is making a decision with information instead of guesswork. They can see the finished home rather than imagining a worst case. Sales that would have stalled move forward. The consultation is genuinely free. We don't charge the auctioneer and we don't charge the buyer. We can absorb that cost because a meaningful share of those buyers go on to become design and planning clients once they've bought. The model works for everyone: you sell the property, the buyer buys with confidence, and we earn from the design work that follows.

Marketing materials and referrals

For agencies that want to formalise the relationship, we can provide co-branded materials, leaflets, cards or QR codes carrying your branding and our offer, that you can leave at viewings or include in property brochures. For agencies handling new-build estates, we can go further and produce visualisations of the typical extensions or upgrades buyers might want, so your marketing answers the "what could I do with this" question before a buyer even asks it. We're also open to formal referral fee arrangements on completed projects. The structure can be whatever suits your agency, and it's a straightforward conversation to have.

Why this is worth your time

An auctioneer's job is to move property. Anything that removes friction from a sale is worth having, and buyer hesitation over potential is one of the most common forms of friction there is. This partnership costs you nothing, costs your buyer nothing, and gives both of you something useful: the buyer gets clarity, you get a smoother path to a completed sale. We've run this model with agencies before, and it consistently helps move properties that would otherwise sit.

Common questions

Asked & answered.

The questions Ian gets asked most often, addressed honestly. Don't see yours? Drop us a line.

Nothing. The buyer consultations are free, and we don't charge the agency for them. We can offer this because a share of the buyers we consult with go on to become design clients after they purchase. For agencies that want a formal referral arrangement on completed projects, that's a separate conversation we're happy to have.
