Ever wondered why your neighbour's home looks nothing like yours? Everyone has their own expectations and ambitions when it comes to building. The process can be tedious and challenging, which is exactly why it's worth working with a design and planning specialist.

Here's a four-step guide to designing a home from scratch.

Step 1: Type of home

Your lifestyle, and your personal idea of how an ideal home should look, are the biggest factors in deciding what type of home to build. Are you building to let and collect rent? Building purely for your family? Building a home you'll also work from? Be clear on this before anything else. When clients aren't sure, we advise them based on their circumstances and preferences.

Step 2: How to create the design

There are two main routes to creating a home design.

A design template. A good starting point for anyone who can't quite decide what they want. There are hundreds of professionally made templates to draw inspiration from.

Hiring a professional. We can create a design for you from scratch, simply by asking you to describe how you want your home to be. Your description becomes the brief the design is built on.

Step 3: Home elements

Home elements are the features that make your home unique, the things you want included in the design. They range from sustainable building practices to daylighting, the front elevation and natural ventilation. Each element provides its own utility and function. When choosing them, keep your goals in mind, that's what determines how unique and how functional the finished home will be. We can suggest which elements suit a particular home, and explain why.

Step 4: Design and materials

Design and materials are central to a home's success. The design decides whether a home is genuinely livable. The materials decide how well it lasts. It's worth using modern, quality materials throughout.

In Irish home design, four factors matter most: airtight construction, high-quality insulation, high-performance windows, and energy recovery.

The fundamental design elements we focus on include the visual elements, the materials, colour, hardware, and interior decoration, among others.
